Sarasota vs. Naples: Which Suits Your Retirement?

An honest side-by-side from an agent who sells in one of them — including the places where Naples wins.

On Sarasota vs. Naples for retirement, the honest verdict is this: Naples is quieter, more manicured, and materially more expensive, and it is the better choice if your week is organized around golf and a country-club calendar. Sarasota is less polished, more varied, and cheaper at nearly every rung of the ladder, and it is the better choice if you want a serious arts life, a commercial airport ten minutes from your front door, and a hospital with the strongest published quality scores in Florida.

Let me get the obvious conflict out of the way: I sell real estate in Sarasota, so I have a stake in one side of this. What follows is my honest attempt at a fair comparison, every figure named and dated — including the places where Naples plainly wins.

Sarasota or Naples at a Glance

The Sarasota vs. Naples question usually gets framed as though Naples were three times the price. At the county level — which is how most retirees actually shop — the gap is real but narrower than that. The housing figures below come from the two local REALTOR® associations for the same month, July 2026, so they are directly comparable: RASM for Sarasota County, NABOR for Collier.

Sarasota County Naples / Collier County
Median single-family sale price, July 2026 $493,500 $745,000
Median condo / townhouse sale price, July 2026 $340,000 $400,000
Overall price level, 2025 Florida Price Level Index (state average = 100) 101.39 104.88 — 2nd highest of Florida’s 67 counties
Median age (ACS 2024 one-year estimate) 57.6 53.6
Residents aged 65 and over (Census, 2020–2024) 38.8% 34.8%
County-government millage 4.6487 mills, plus 1.0420 mills for the public hospital district (2025) 3.2449 mills countywide (FY 2025–26)
Commercial airport SRQ, 3 miles north of downtown Sarasota RSW, about 30 miles north near Fort Myers
Flagship hospital quality Sarasota Memorial — CMS 5 stars, Leapfrog A (spring 2026) NCH — CMS 4 stars, Leapfrog B at Baker (spring 2026)
Golf courses Over 50 countywide 93 across Naples, Marco Island and Collier
Worst recent hurricane Milton — direct landfall at Siesta Key, October 2024 Ian — 6 to 9 ft of surge in Naples, September 2022
Character Arts-led, wider price ladder, busier, less tidy Manicured, golf-led, quieter, consistently upmarket

One caveat. The City of Naples proper is a small, very wealthy municipality, and comparing city limits to city limits makes the gap look enormous: Redfin put the median sale price inside the City of Naples at $1,449,211 for June 2026, against $587,680 for the City of Sarasota. Almost nobody on a budget buys in Old Naples, so the county figures are the fairer guide and the ones I use throughout. To go deeper on where in Sarasota County the money goes, neighborhood-level research beats any city average.

Cost of Living in Sarasota Compared With Naples

The Florida Price Level Index, dated 31 December 2025, sets the population-weighted state average at 100. It puts Collier County at 104.88 — the second most expensive county in Florida, behind only Miami-Dade — and Sarasota County at 101.39. That is roughly three and a half points on everyday goods and services — noticeable, not a chasm.

Housing is where the real distance is. Census Bureau QuickFacts (2020–2024 estimates) put the median value of an owner-occupied home at $411,800 in Sarasota County and $540,700 in Collier, roughly 31 percent higher. Median household income over the same period runs $83,416 in Sarasota against $90,045 in Collier. Naples is not simply a wealthier version of the same market — its housing premium outruns its income premium, which is why fixed-income buyers feel it. Our page on retiree cost of living in Sarasota works through the rest of the budget.

Property tax rates run the other way, and this is a genuine point for Naples. Collier commissioners adopted a countywide rate of 3.2449 mills for fiscal 2025–26, per the Collier Clerk of the Circuit Court. Sarasota County’s 2025 rates, per the Sarasota County Tax Collector, come to 4.6487 mills for county government before schools, plus 1.0420 mills for the Sarasota County Public Hospital District, which helps fund Sarasota Memorial. Collier levies no equivalent hospital tax. On an identically priced house the Sarasota bill is higher; on the house you would actually buy in each place, the Naples bill is usually higher anyway, because the house costs more.

Insurance is the fastest-moving line in both counties, and it follows storm history rather than county lines. Naples took the worse single hit: the National Hurricane Center’s report on Hurricane Ian, which came ashore near Punta Gorda on 28 September 2022 at 125 knots, recorded maximum inundation of 6 to 9 feet above ground level in Naples — the Naples Pier gauge read 6.18 feet above mean higher high water before it was destroyed — and 8 to 12 feet in parts of Collier County. Sarasota sat north of the center and was largely spared surge. Two years later the position reversed: Hurricane Milton made landfall at Siesta Key on 9 October 2024 as a Category 3 with 115 mph winds, the first hurricane landfall in Sarasota County since 1944 according to the county itself, driving 6 to 9 feet of surge from Venice south to Boca Grande, thirteen days after Helene had already flooded the same barrier islands. Neither city is a safe harbor. Elevation, evacuation zone and construction year matter far more than which you choose, and hurricane preparedness in Sarasota County is worth reading before you shop either market.

Lifestyle and Day-to-Day

Culture is the clearest structural difference. Sarasota carries institutions with state-level standing. The Ringling describes itself as the State Art Museum of Florida and is operated by Florida State University, with the Museum of Art, Ca’ d’Zan, the Circus Museum, the Historic Asolo Theater and the Bayfront Gardens on one estate. Asolo Repertory Theatre became the first State Theatre of Florida in 1965 and has belonged to the League of Resident Theatres since 1966. The Sarasota Orchestra, founded in 1949, calls itself the oldest continuing orchestra in Florida and plays more than 100 concerts a year. Sarasota Opera and The Sarasota Ballet run full seasons of their own. Naples’ answer is Artis—Naples, which describes itself as the premier center for the arts in Southwest Florida and stages more than 300 events a year across the Baker Museum, Hayes Hall and the Naples Philharmonic. It is genuinely excellent, and it is one campus. Sarasota’s arts life is spread across a dozen.

Airport access is the other daily difference, and it is larger than it looks on a map. Sarasota–Bradenton International sits three miles north of downtown Sarasota and handled a record 4,514,781 passengers in 2025, up 6.34 percent, after a new five-gate terminal opened in January 2025. Naples Municipal Airport, by the City of Naples’ own description, is primarily a private and charter field with only limited scheduled service to Miami; the commercial airport serving Naples is Southwest Florida International, about 30 miles north near Fort Myers. If your children fly in four times a year, that is several hours of driving annually and a gentler arrival for anyone with mobility limits.

Season changes both towns, and it changes Naples more. In January both are full, both have traffic, both have a wait for a good table. By July, Naples thins out further, because more of its housing is seasonal. Sarasota’s year-round population is bigger and its hospital system, airport and arts calendar are scaled to serve it, so summer feels quieter rather than shuttered. That last point is an impression from living here, not a statistic — visit both in August as well as February. Whichever way you lean, the 55+ communities in Sarasota and the wider case for the region sit under why retirees choose Sarasota.

Who Should Choose Naples Instead

Golfers. Naples’ own tourism bureau, Paradise Coast, counts 93 golf courses across Naples, Marco Island and Collier County and claims the most golf courses per capita in the United States. Visit Sarasota County counts “over 50” in Sarasota County (both retrieved August 2026). If golf is the organizing principle of your week — and for a great many retirees it honestly is — Sarasota vs. Naples resolves in Naples’ favor: more courses, more bundled-golf communities, more choice mid-tier. Sarasota has excellent golf, and our Sarasota golf communities guide says the same thing plainly.

People who want the most polished small town available. The Naples–Immokalee–Marco Island metro topped the Gallup-Sharecare Well-Being Index four years running, most recently in the 2018 index with a score of 65.7 — the first metro to lead those rankings four times in a row. That index is no longer published annually, so the finding is dated — I will not pretend otherwise.

Beach purists. In Dr. Beach’s 2026 top ten, Delnor-Wiggins Pass State Park in Naples ranked sixth and no Sarasota County beach appeared at all. Siesta Key’s quartz sand has its own long history of honors, but on that 2026 list Naples won and Sarasota did not.

Anyone whose tax arithmetic is rate-driven. Collier’s county millage is meaningfully lower, with no hospital-district levy. And if Sarasota’s construction, density and Tamiami Trail traffic sound like what you are retiring away from, Naples is calmer and tidier. Worth paying for, if it is what you want.

Frequently Asked Questions

Is Sarasota cheaper than Naples?

Yes, at every level I can measure. In July 2026 the median single-family sale price was $493,500 in Sarasota County per RASM, against $745,000 in the Naples area per NABOR, and the 2025 Florida Price Level Index puts Collier at 104.88 versus Sarasota’s 101.39. Collier’s property tax rate, though, is lower.

Which has better healthcare, Sarasota or Naples?

Both are good; Sarasota’s published scores are better. Sarasota Memorial has earned a five-star CMS rating every year since the program launched in 2016, the only Florida hospital to do so, plus a Leapfrog A in spring 2026. NCH in Naples holds four CMS stars and a Leapfrog B at its Baker campus.

Is Naples safer from hurricanes than Sarasota?

No. Naples took far worse damage from Ian in 2022, with 6 to 9 feet of surge per the National Hurricane Center, but Milton made landfall directly at Siesta Key in October 2024. Both counties are surge-exposed. Your elevation, evacuation zone and construction year matter far more than the city.

Which is better for retirees who do not play golf?

Sarasota, comfortably. The Ringling, Asolo Rep, Sarasota Opera, The Sarasota Ballet and the Sarasota Orchestra give it more cultural depth than any Florida city its size, and the commercial airport is three miles from downtown rather than thirty. Naples’ advantages concentrate heavily in golf and manicure.
