Esplanade Sarasota — Community Guide
Esplanade Sarasota is a brand, not a single address. Taylor Morrison has built six Esplanade communities in and around Sarasota — Esplanade Golf & Country Club at Lakewood Ranch, Esplanade at Azario Lakewood Ranch, Esplanade at Skye Ranch, Esplanade on Palmer Ranch, Esplanade at The Heights and Esplanade at Wellen Park — across two counties, with different amenity packages, different fee structures, and in one case a golf membership deeded to the lot itself. The finding that matters most to a retiree: as of August 2026, not one of them is age-restricted. All six are open to buyers of any age. What they share is a resort-lifestyle format that happens to attract an older buyer.
About the Esplanade Communities Near Sarasota
Esplanade is Taylor Morrison’s resort-lifestyle brand. The builder’s copy promises “resort-inspired swimming pools, private upscale clubhouses… and a fulltime Lifestyle Manager onsite,” notes that some Esplanade communities include championship golf, and counts more than ten in Florida (Taylor Morrison, retrieved August 2026). Nothing there is an age restriction, and the builder never claims one.
The oldest of the local group is Esplanade Golf & Country Club at Lakewood Ranch, 12951 Malachite Drive, Lakewood Ranch 34211, Manatee County — a 1,250-home private gated neighborhood with an 18-hole championship course, two activity campuses and three resort pools (esplanadelwr.com, retrieved August 2026). Listing portals shorten it to “Esplanade at Lakewood Ranch”; 55places records it that way, with homes built from 2012 onward. Same community — so when a search for Esplanade Sarasota returns a dozen results, they are not one place.
Esplanade at Azario Lakewood Ranch is the newer, larger sibling: Taylor Morrison lists its sales center at 15616 Derna Terrace, Lakewood Ranch 34211, also Manatee County, with 1,400 homes planned from 2020 (55places, retrieved August 2026). Both sit inside master-planned Lakewood Ranch, which spans Manatee and Sarasota counties. For street-level context, Sarasota neighborhood research goes deeper than a brochure, and the wider golf comparison lives on our Sarasota golf communities page.
Is Esplanade a 55+ community in Sarasota?
No. As of August 2026, none of the Esplanade communities in the Sarasota area carries an age restriction under the federal Housing for Older Persons Act. Taylor Morrison’s own listing data flags every Sarasota-division Esplanade home as not 55-plus, and 55places records “No Age Restrictions” in the age field of all six community pages.
The Esplanade Sarasota confusion is easy to trace. 55places titles its pages “Esplanade at Skye Ranch – 55+ Community in Sarasota, Florida,” while the data table on that same page reads “Age restrictions: No Age Restrictions.” The title is a template; the field is the fact. Taylor Morrison does run age-qualified communities elsewhere — its footer disclaimer covers “our Age Qualified Communities only” — but no Sarasota-area Esplanade carries that flag. Lakewood Ranch’s FAQ is blunter: it names Cresswind and Del Webb Catalina as its only two villages “exclusively for homeowners aged 55 and up,” and puts the average resident age at 49 (lakewoodranch.com, retrieved August 2026).

Homes & Floor Plans
Floor plans across the Esplanade Sarasota communities run from roughly 1,483 to 3,745 square feet, and the mix repeats: paired attached villas at the entry end, one-story single-family homes through the middle, two-story plans at the top. The attached Ibis villa — 1,533 square feet, two bedrooms, den, two-car garage — is the shared entry plan at Azario, Skye Ranch and Wellen Park.
Taylor Morrison shows Azario selling between 1,533 and 3,004 square feet; 55places puts its full plan library at 1,533 to 3,502. Skye Ranch runs 1,533 to 2,903 square feet, The Heights 1,533 to 2,275, Wellen Park 1,483 to 3,745 (Taylor Morrison and 55places, retrieved August 2026). At Esplanade Golf & Country Club the collections are named: Club Series 1,686–1,926 square feet, Golf VII 1,856–3,144, Golf VIII 2,702–3,439.
Only Esplanade on Palmer Ranch is finished and resale-only — 650 one-story homes built 2016 to 2021, fourteen plans, 1,689 to 3,006 square feet. Everywhere else the choice is a to-be-built home or a quick move-in. On price character rather than a figure that dates: 55places listing data in August 2026 put Skye Ranch in the mid-$300Ks to low $600Ks, Azario from the mid-$300Ks into the mid-$1Ms, and Esplanade Golf & Country Club from the low $400Ks to the low $2Ms.
Amenities & Daily Life
The amenity gap between the six is wide, and it is the thing to grasp before touring. Esplanade Golf & Country Club is the fullest expression: two activity campuses, three resort pools, a salon and spa, two gyms, eight pickleball courts, six tennis courts, three indoor and outdoor bar and dining venues. Its par-72 Chris Wilczynski course plays about 7,000 yards at a 73.1 rating and 128 slope, with an aqua driving range and Troon reciprocity (esplanadelwr.com, retrieved August 2026).
Azario pairs its 18-hole course, pro shop and aqua range with a resort pool, Bahama Bar and a Culinary Center that Taylor Morrison lists as now open. Palmer Ranch has an amenity center, resort pool and spa, its own Bahama Bar, tennis, pickleball, bocce and a dog park. Skye Ranch residents use The Hub and Turner Community Park, with a further resort campus planned. Wellen Park is building a 16,000-square-foot clubhouse with a day spa.
What actually shapes a week here is staffing. Each community runs a full-time lifestyle director who forms the clubs and fills the calendar, and Taylor Morrison layers on a concierge program offering “curated concierge services such as dry cleaning to exclusive travel and luxury resort experiences.” If you will not use that machinery, you pay for it anyway.
Fees, Rules & What to Know
There is no single Esplanade Sarasota fee. From current listings in August 2026, 55places showed monthly HOA dues of roughly $158–$735 at Azario, $296–$633 at Palmer Ranch, $217–$442 at Skye Ranch and $194–$980 at Esplanade Golf & Country Club — wide bands, because dues vary by section and home type inside one community. Treat them as orientation.
The structural point most buyers miss is golf. At Esplanade Golf & Country Club, the club states that 821 of its 1,250 lots are deeded to Golf Membership, funded by an annual Golf Assessment. That is bundled golf in the Florida sense: the obligation runs with the lot, not with your interest in the game. Confirm which category a lot falls into before writing an offer.
Special-district assessments are separate from HOA dues and land on the tax bill. Esplanade at Skye Ranch sits inside the LT Ranch Community Development District, whose adopted FY2027 budget funds Skye Ranch Boulevard and Latimer Street. Esplanade at Wellen Park has its own CDD, listed by the Sarasota County Property Appraiser. The Lakewood Ranch communities fall under the Lakewood Ranch Stewardship District instead, funding parks, trails, lakes and arterial roads. Under Florida Statutes section 190.048 that disclosure must reach buyers in boldfaced type — read it, do not initial it. Azario, Skye Ranch and The Heights are gated; 55places lists Palmer Ranch and Wellen Park as not gated.
Who Esplanade Is Best For
Esplanade Sarasota suits three buyers well. The first wants amenity density and a lifestyle director but no age wall — children and grandchildren can own or stay without a rule to read. The second is a golfer who prefers a bundled assessment to a country club initiation. The third is a lock-and-leave snowbird buying maintenance-free.
It is wrong if you want neighbors your own age; nothing here delivers that, and a recorded 55+ restriction elsewhere will. It is also wrong if you do not play golf and are drawn to a cheap lot at Esplanade Golf & Country Club — check the deed first. And if district assessments on top of HOA dues will grate every November, buy in an older, HOA-only community.
Frequently Asked Questions
Is Esplanade Sarasota a 55+ community?
No. As of August 2026, none of the six Esplanade communities in the Sarasota area is age-restricted under the federal Housing for Older Persons Act. Taylor Morrison flags none as age-qualified, and 55places records “No Age Restrictions” for each. They are marketed to active adults, which is a different thing.
Is Esplanade at Azario in Sarasota County?
No. Taylor Morrison lists Esplanade at Azario Lakewood Ranch at 15616 Derna Terrace, Lakewood Ranch 34211, which is Manatee County, and its quick move-in homes carry Bradenton mailing addresses. Lakewood Ranch straddles both counties, but Azario sits on the Manatee side, about twenty minutes from downtown Sarasota.
Is golf bundled at Esplanade?
Only at Esplanade Golf & Country Club at Lakewood Ranch, where the club states 821 of 1,250 lots are deeded to Golf Membership and funded by an annual Golf Assessment. Azario has its own 18-hole course; Palmer Ranch, Skye Ranch, The Heights and Wellen Park have no golf course on site.
What do Esplanade HOA dues cover?
Typically gated access, common-area maintenance, landscaping and irrigation, and use of the clubhouse, fitness center, pools and courts, with cable television in some sections. Dues vary by neighborhood and home type inside one community, and district assessments are billed separately on the tax bill.
