Del Webb Sarasota — 55+ Community Guide
There is no community named Del Webb Sarasota. Del Webb’s own website listed no such place on 25 August 2026 — the phrase lands on delwebb.com’s Sarasota page, headed “Active Adult & Resort-Style Communities in Sarasota,” which is a builder’s sales market spanning ten cities and three counties, not an address. Every Del Webb community selling new homes under that label sits in Manatee County: Del Webb Catalina in Lakewood Ranch, Del Webb Sunchase in Parrish, and Explore by Del Webb North River Ranch, also in Parrish. The one Del Webb–built community genuinely inside Sarasota County, Cypress Falls at The Woodlands in North Port, no longer has a Del Webb sales office. Here is which is which.
About Del Webb in the Sarasota Market
Del Webb is PulteGroup’s active-adult brand. Like most national builders, Pulte organizes Florida into sales markets named for the best-known city rather than for the county lines buyers actually pay taxes to. Its Sarasota market carries city pages for Bradenton, Englewood, Lakewood Ranch, Nokomis, North Port, Palmetto, Parrish, Sarasota, Venice and Wesley Chapel — and Wesley Chapel is in Pasco County, north of Tampa. Three of those pages — Sarasota, Venice, Nokomis — list no community at all. A search for Del Webb Sarasota is a search for a brand inside a region, and the nearest addresses are twenty to thirty road miles north of downtown.
The standardization buys you something real. The same floor-plan library repeats across every community here — Mystique, Prestige, Prosperity, Hallmark, Contour, Stellar — so appraisers have clean comparables and resale is predictable. What it costs you is differentiation: the houses are near-identical, so county, assessments and drive time do the deciding. Our guide to 55+ communities in Sarasota covers the alternatives.
Which Del Webb Communities Serve the Sarasota Area
Six sit under that market page. County and status verified against Del Webb’s own pages and against U.S. Census Bureau and FCC county lookups on each community’s coordinates, August 2026.

Del Webb Catalina
The flagship, and the one most people mean. Del Webb’s page marks it “Now Open”: from $358,990, 1,405–3,970 square feet, single-family and villa, 1,300 planned homes, gated, impact glass standard. 55places listed a 35,000-square-foot clubhouse and dues of $366–$422 a month in August 2026. Sales center: 4844 Starlight Beach Lane, Lakewood Ranch 34211, about 21 road miles from downtown.
Del Webb Sunchase
Parrish, opened 2024, 1,003 planned homes per 55places. Del Webb’s page calls it plainly “this 55+ community”: from $314,990, 1,256–3,361 square feet, single-family only, shaded pickleball, two pools, the Beachwood Tap Bar & Grille. Dues were $262–$270 a month, the lowest here.
Explore by Del Webb North River Ranch
The newest and most resort-like: a $15 million amenity campus, the 17,300-square-foot Foundry Clubhouse, a wellness center with infrared saunas and a cold plunge, a lazy river, a wine lounge. From $354,990, 1,405–3,970 square feet, gated. One caution: unlike Catalina and Sunchase, whose pages state 55+ repeatedly, this one carried no age-restriction language on 25 August 2026. Confirm the covenant in the declaration.
Cypress Falls at The Woodlands
The Sarasota County answer, and the one the brochures bury. North Port, gated, 55+, 710 homes, begun 2005; 55places credits Centex, Del Webb and Lennar, with Del Webb single-family plans of 1,602–2,094 square feet and dues of $283–$346 a month, and Lennar still building. Del Webb no longer sells here — its page redirects to the North Port city page.
The two resale communities
Del Webb Lakewood Ranch (2015, 1,300 homes, a 21,000-square-foot clubhouse, dues $274–$535) and Del Webb BayView in Parrish (2020, around 900 homes, dues $309–$387) are effectively resale now; both pages redirect to city pages. Lakewood Ranch is worth walking — it is the only finished Del Webb here.
Homes & Floor Plans
Three tiers, repeating community to community. The villa and small-home collections run roughly 1,250 to 1,700 square feet, attached or paired, with exterior maintenance usually included. The mid-range single-family collections sit around 1,700 to 2,400 square feet, where most buyers land. The largest reach just under 4,000 square feet at Catalina and Explore.
Price character rather than a quote, because base prices move monthly: entry villas were advertised in the low-to-mid $300,000s in August 2026, mid-range single-family in the $400,000s and $500,000s, the top collections into the $800,000s at Catalina. Those are base prices before homesite premiums and options — a lake-lot premium is often the largest line after the house.
New versus resale is a real fork. New brings impact-glass construction and a builder warranty. Resale at Del Webb Lakewood Ranch or Cypress Falls brings mature landscaping, a finished amenity center, a known assessment history — and no construction traffic for four years.
Amenities & Daily Life
A typical week here is programmed, and that is the point. Each community runs a full-time lifestyle director, and the amenity center is the social engine rather than an add-on. At Del Webb Catalina, per 55places in August 2026, that means a 35,000-square-foot clubhouse with a wellness center and saunas, a golf simulator, craft rooms and a restaurant, a resort pool with lap lanes, pickleball, tennis and bocce, a dog park, and more than twelve miles of paths around a 70-acre lake.
Explore pushes further, with spa, cold plunge, lazy river and cafe. Sunchase is deliberately simpler: clubhouse, fitness, two pools, courts, trails, a bar and grille. What is missing from all of them is golf — none is a bundled-golf community. If a membership attached to the deed is your requirement, you will end up somewhere with no age restriction; our Sarasota golf communities page explains which clubs bundle.
Fees, Rules & What to Know
The age restriction is a legal status, not a marketing line. Under 24 CFR 100.305 a community qualifies as housing for older persons when at least 80 percent of its occupied units have an occupant aged 55 or older, and 24 CFR 100.307 requires verification through surveys and affidavits, updated at least every two years. Most associations write their declarations tighter, and the recorded declaration governs, not the sales office.
Budget for two assessments, not one. The dues above are the association’s charge. Separately, newer master-planned communities here typically sit inside a community development or stewardship district, which borrowed to build roads, drainage and utilities and repays through a non-ad-valorem assessment on your county tax bill. Neither Del Webb nor 55places published a per-community figure in August 2026, so get the number from the parcel’s tax bill.
Florida gives you a lever for that. Section 720.401, Florida Statutes, requires a written disclosure summary before you sign, and its mandated language covers association assessments, special assessments and — item four — assessments owed to a municipality, county or special district. If it was not delivered first, the contract is voidable within three days of receipt or before closing, and that right cannot be waived.
Who It’s Best For
It suits three buyers well: the one who wants a brand-new, low-maintenance house with a warranty and a ready-made social calendar; the couple arriving from out of state with no local network, for whom a lifestyle director beats a water view; and the snowbird who locks the door in April and leaves.
It is wrong for you if you want the City of Sarasota, the water or the beach — these are inland communities twenty to forty minutes from the coast. Wrong if you want bundled golf. Wrong if a fifty-page declaration governing your paint color makes you tense. And wrong if you assumed the name meant Sarasota County taxes.
Frequently Asked Questions
Is there a community called Del Webb Sarasota?
No. As of August 2026 Del Webb’s own site and sitemap list no community by that name. The phrase resolves to a regional market page titled “Active Adult & Resort-Style Communities in Sarasota,” which spans Manatee, Sarasota and even Pasco counties.
Which county is Del Webb Sarasota in?
Every Del Webb community selling new homes under that label is in Manatee County: Catalina in Lakewood Ranch, Sunchase and Explore North River Ranch in Parrish. The one Del Webb–built community inside Sarasota County is Cypress Falls at The Woodlands in North Port.
Is there a Del Webb community in Venice or Nokomis?
Not as of August 2026. Del Webb keeps city pages for Venice and Nokomis, but neither lists a community and the Venice page redirects to the market page. Brightmore at Wellen Park in Venice is genuinely 55+, but Mattamy Homes builds it.
Are these communities truly age-restricted?
Catalina and Sunchase state 55+ on their own pages, backed by 24 CFR 100.305, which requires at least 80 percent of occupied units to house someone aged 55 or older. Explore North River Ranch carried no age language when we checked.
How far is Del Webb from downtown Sarasota?
On OpenStreetMap routing data in August 2026: Catalina about 21 road miles and 35 minutes, Del Webb Lakewood Ranch about 20 miles, BayView about 27, Sunchase about 29, and Cypress Falls in North Port about 39 miles and 50 minutes.

Weighing one of these against a genuinely Sarasota County option is a documents conversation more than a showing. Daniel can pull the declaration, budget and a parcel’s assessment history; current listings sit at treimanteam.com. It is worth comparing against Esplanade on Palmer Ranch and the wider set of active adult communities near Sarasota first.
