55+ COMMUNITIES

55+ Communities in Sarasota, FL

Which Sarasota-area communities are genuinely age-restricted, which only market that way, and what the fees actually cover.

Sarasota County itself has surprisingly few large, genuinely age-restricted communities. Most of the big new 55+ product marketed under the Sarasota name actually sits over the county line in Manatee — Lakewood Ranch and Parrish — or south in Venice and Wellen Park. Inside Sarasota County proper, the age-restricted stock skews older and considerably more affordable: 1970s villa condominiums, land-lease manufactured-home villages, and mid-2000s gated communities like Cascades.

The distinction that matters most when you compare 55+ communities in Sarasota is regulatory, not architectural. “55+” is a legal status under the federal Housing for Older Persons Act, with an occupancy test the community must actually meet and re-verify. “Active adult,” “resort lifestyle” and “active lifestyle” are marketing phrases with no legal content at all. Esplanade at Lakewood Ranch, Sarasota National, VillageWalk of Sarasota and Sandhill Preserve on Palmer Ranch are all marketed hard to retirees, and none of the four carries an age restriction. If you want neighbors who are actually your age, the recorded declaration is the only document that decides it.

55+ vs. Active Adult vs. Age-Restricted — What’s the Difference?

“55+” and “age-restricted” mean the same thing: the community qualifies for the housing-for-older-persons exemption to the Fair Housing Act and may lawfully refuse families with children. “Active adult” is a marketing label with no legal force. A community can call itself active adult, build a pickleball complex, hire a lifestyle director and still sell to anyone.

The exemption has three parts, set out in HUD’s rules at 24 CFR Part 100, Subpart E. First, occupancy, at 24 CFR 100.305: at least 80 percent of occupied units must be occupied by at least one person 55 years of age or older. Second, intent, at 100.306: the community must publish and adhere to policies showing it means to operate as housing for older persons — HUD specifically says phrases like “adult living” or “adult community” are inconsistent with that intent. Third, verification, at 100.307: the association must confirm at least one occupant of each unit is 55 or older and update that survey at least once every two years, using driver’s licenses, birth certificates, passports, military IDs or a signed certification.

Florida’s own fair housing statute, section 760.29, tracks the federal test almost word for word and adds a grandfather provision for people already in the housing on or after October 1, 1989, provided every new occupant meets the age requirement. There is no state registry of qualifying communities a buyer can look up, which is exactly why the recorded declaration matters.

The part nobody explains at the sales center: the 80 percent figure is a federal floor, not the rule at any particular community. Many associations here write their declarations tighter — every unit must have one occupant 55 or older, full stop — then set a separate minimum age for everyone else in the household. That is where an under-55 spouse, an adult child moving home, or a grandchild who needs somewhere to land either fits or does not. Visiting grandchildren are almost universally welcome; the constraint is a cap on guest days, and that number is written down.

Sarasota’s 55+ Communities

Organized by what is verifiable rather than what is advertised. Figures come from each community’s own site where one exists and from 55places otherwise, all retrieved August 2026; dues move, so treat them as character, not quotes. Where a community sits outside Sarasota County, it says so.

Del Webb Catalina

Pulte’s flagship 55+ community here and the newest large one. Del Webb’s own community page gives the address as 4844 Starlight Beach Lane, Lakewood Ranch 34211 — Manatee County, not Sarasota County — with 1,300 planned homes, single-family and villa, priced from $358,990 as of August 2026. The roughly 35,000-square-foot clubhouse carries a wellness center with saunas, a golf simulator, a resistance pool, 12 pickleball courts (eight covered), five tennis courts and more than 12 miles of pathways around a 70-acre lake. Gated, impact glass standard.

Del Webb Lakewood Ranch

The older sibling, selling from 2015 and now largely resale, also on the Manatee County side of Lakewood Ranch. 55places listed 1,300 homes, a 21,000-square-foot clubhouse, a full-time activity director and monthly dues of $274–$535 in August 2026. Gated, with tennis, pickleball, bocce and a dog park — and the one place here where you can watch a fully built Del Webb operate before buying into one.

“Del Webb Sarasota” — a search term, not a place

Worth stating plainly, because it costs buyers real weekends. As of August 2026, neither Del Webb’s own community finder nor NewHomeSource lists any community named Del Webb Sarasota. The phrase lands you on Del Webb’s Sarasota market page, covering the whole Sarasota–Bradenton region. Every Del Webb community selling there — Catalina in Lakewood Ranch, plus Bayview, Sunchase and Explore at North River Ranch in Parrish — is in Manatee County. Our Del Webb Sarasota guide covers each one, and the drive from each.

Cresswind Lakewood Ranch

Kolter Homes’ 55+ brand, gated, in Lakewood Ranch; 55places listed 648 homes in August 2026. Kolter’s own site describes a SmartFIT Training Center, arts and ceramics studios, game lounges, pickleball, tennis, pools and dog parks under a full-time lifestyle director. Single-family detached only, and the main non-Pulte option for new age-restricted construction here.

Brightmore at Wellen Park

Mattamy Homes’ 55+ community inside the Wellen Park master plan in Venice — this one is in Sarasota County. 55places listed 649 planned homes from 2022, single-family and paired villas, monthly dues of $274–$529 in August 2026. The clubhouse holds a fitness center, group fitness studios and a social hall; outside, resort pools, eight pickleball courts and Wellen Park’s trail network. Gated, new construction, and expect a CDD assessment.

Venetian Falls

An established 55+ community in Venice, Sarasota County, built by Centex between 2004 and 2012 — 700 homes, single-family plus attached villas in paired duplexes and garden quads, per 55places in August 2026. The 16,000-square-foot clubhouse has a ballroom, fitness center, aerobics and arts studios, putting green, bocce and a resort pool. Resale only, and the first stop for a finished community near Venice beaches.

Cascades at Sarasota

One of the few sizable age-restricted communities inside the City of Sarasota’s orbit. Levitt & Sons and Medallion Home built 453 single-family homes between 2005 and 2010; gated, resale only, monthly dues $341–$577 per 55places in August 2026. An indoor pool alongside the outdoor one, six tennis courts with a full-time tennis director, three bocce courts and an arts studio with kilns.

Strathmore Riverside Villas

The most interesting of the older options, and the one that answers the water question. The association’s own site describes 336 one-story villas on more than 60 acres, a marina on a canal reaching the Intracoastal, and owner boat docks rented first-come. 55places put the build years at 1970–1971, monthly fees at $341–$725 and the range at the mid-$100,000s to high-$200,000s in August 2026. Single-story construction keeps these villas outside Florida’s milestone-inspection regime. About four miles from Siesta Key.

Village Green

Village Green and the adjacent Village Green Forest Lake are older 55 plus communities in Sarasota Florida at the affordable end of the market: single-story villas, modest common amenities, low fees relative to anything east of I-75. Local brokerages market both as 55+; confirm the age language and reserve position in the recorded documents first.

Camelot Lakes Village

A 55+ land-lease manufactured-home community at 5700 Camelot Lakes Parkway, Sarasota 34233, run by Cove Communities, which advertises two clubhouses, two pools and around 30 resident clubs. A different product: you buy the home and lease the land. Lot rent is not an HOA fee, it can be raised at renewal, and it changes the financing and tax picture.

Communities Widely Assumed to Be 55+ — That Are Not

This is the list that saves the most wasted weekends. Esplanade at Lakewood Ranch (Taylor Morrison, 1,250 homes) shows “No Age Restrictions” in its community data as of August 2026, and so does Esplanade on Palmer Ranch. Sarasota National is unambiguous in its own fact sheet — “a resort-style community with no age restrictions” — 1,584 residences begun by WCI and completed by Lennar after 2017, split into a Golf Village and a Lake Village. VillageWalk of Sarasota (DiVosta, 1,177 homes) and Sandhill Preserve on Palmer Ranch (DiVosta, 305) list no age restriction either. Boca Royale Golf and Country Club in Englewood is a Neal Communities golf community open to all ages. Sun Outdoors Sarasota — the Fruitville Road resort most still call Sun-N-Fun — advertises itself to “any age” and is an RV and cabin resort, not a neighborhood. And Bay Village of Sarasota is a not-for-profit Life Plan Community, an entrance-fee CCRC examined by Florida’s Office of Insurance Regulation, covered on our independent living page. None of this makes them bad places to live. It means the neighbor behind the hedge may be 41.

Filter by What Matters

Most people arrive with one non-negotiable and a list of preferences. Here is how the inventory sorts.

Golf. This is the awkward one. If bundled golf — a membership that attaches to the deed, so the fee is not optional — is your requirement, you will almost certainly end up in an all-ages community. Sarasota National is the clearest example: substantial golf, no age restriction. The 55+ communities in Sarasota and its neighboring counties compete on wellness, racquet sports and social programming instead. Our Sarasota golf communities page works through which clubs bundle and which sell memberships separately.

Waterfront and water access. Age-restricted plus real boat access is a very short list. Strathmore Riverside Villas is the standout, with its canal marina and owner docks; Siesta Harbor, near Siesta Key, is the other name that comes up. Everything else here is lake-and-preserve water, which is lovely, and is not a boat slip. See waterfront retirement in Sarasota for the trade-offs.

Gated. Del Webb Catalina, Del Webb Lakewood Ranch, Cresswind, Brightmore and Cascades are all gated per their own materials. Older villa and condominium associations inside Sarasota generally are not, and their fees reflect that.

Maintenance-free villas. If you want to lock the door and leave for four months, look at the paired villas at Brightmore and Del Webb Catalina, the duplexes and garden quads at Venetian Falls, and the single-story villas at Village Green and Strathmore. Confirm what the assessment covers — lawn, irrigation, exterior paint and roof are four separate questions.

The affordable tier. This is where Sarasota County quietly outperforms the glossy new communities. 55places listed Strathmore Riverside Villas, Lake Tippecanoe, Glen Oaks Ridge, Bayshore on The Lake and Tallywood in the $100,000s–$200,000s band in August 2026, with Camelot Lakes Village below that on a land-lease basis. The trade is real: older buildings, thinner reserves, assessments that move. See active adult communities near Sarasota for the wider set, and retiree cost of living in Sarasota for the rest of the budget.

What Fees Actually Cover

Four different charges get flattened into “the fees” at 55+ communities in Sarasota, and they behave nothing alike.

1. The HOA or condominium assessment. Set by the association board, funds the operating budget and reserves, and in maintenance-free products often covers lawn care, irrigation and some exterior items. It is the number on the listing, and the one most often quoted without its reserve context.

2. The CDD assessment. A Community Development District is, in the words of Chapter 190 of the Florida Statutes, “a local unit of special-purpose government.” It borrows to build roads, drainage and utilities, then repays through non-ad valorem assessments that appear on your county tax bill, not your HOA statement — which is why buyers miss it. There are usually two components: a debt portion, which in many districts can be paid off in full, and an operations-and-maintenance portion, which never goes away. Florida mandates the wording: section 190.048 requires a boldfaced disclosure immediately above the buyer’s signature stating that the district “MAY IMPOSE AND LEVY TAXES OR ASSESSMENTS… IN ADDITION TO COUNTY AND OTHER LOCAL GOVERNMENTAL TAXES AND ASSESSMENTS.” Newer communities around Wellen Park and Lakewood Ranch typically carry one; per the developer’s own FAQ, Lakewood Ranch itself runs on a Stewardship District rather than a conventional CDD, on top of village-level HOA fees.

3. Club or golf membership. Usually a separate corporate entity from the association, with its own dues, food-and-beverage minimums and rules. Where membership is mandatory it attaches to the deed, so it is not something you negotiate away at closing.

4. The capital contribution. A one-time, generally non-refundable payment at closing that funds reserves or the club rather than the seller. Sarasota National’s own fact sheet describes a $5,000 one-time capital contribution at closing — the order of magnitude in this market.

Ask for four documents on any community you are serious about: the adopted budget, the reserve schedule, the non-ad valorem assessment lines on that specific parcel from the county tax collector, and the estoppel certificate. Anyone can produce them. Not everyone volunteers them.

Buying Into a 55+ Community: What to Know

New build versus resale. New gets you impact glass, current code and a warranty, and costs you construction traffic and an amenity center that may not be finished. Resale gets you mature landscaping, a visible assessment history, and a clubhouse you can walk through on a Tuesday to see who uses it.

Reserves and inspections. Much of Sarasota County’s affordable age-restricted stock is condominium, so Florida’s structural rules apply. Under CS/CS/HB 913, passed in 2025, milestone inspection and structural integrity reserve study requirements attach to buildings of three or more habitable stories; the SIRS deadline moved to December 31, 2025; and associations may, with member approval, pause or reduce reserve contributions for up to two consecutive annual budgets after a milestone inspection, for budgets adopted through December 31, 2028. Translated: a comfortably low fee today may mean a deliberately paused reserve. One-story villa communities such as Strathmore Riverside Villas and Village Green fall below the threshold entirely — a genuine and under-appreciated advantage.

Rentals and a spouse under 55. Most associations restrict leasing: minimum terms, a cap on leases per year, a waiting period after purchase. And while the federal floor leaves room in up to 20 percent of occupied units for households without a 55-or-older resident, some over 55 communities in Sarasota use that room for younger spouses while others require a qualifying occupant in every unit. Surviving-spouse provisions vary independently. These are read-the-declaration questions.

And when it is time to leave. An age-restricted home has a structurally smaller buyer pool. Older condominium villas in particular can sit, especially with a live assessment. That is not a reason to avoid them — it is a reason to buy at a price that assumes it. A 55+ community is the wrong choice if an adult child or grandchild might need to live with you, if renting it out is part of the plan, if organized activity feels like an obligation rather than an offer, or if you want to walk to downtown Sarasota — nearly all the new age-restricted construction is twenty to thirty minutes east or south. Why retirees choose Sarasota covers the bigger question first, and sarasotaneighborhoods.com goes street by street.

Frequently Asked Questions

Are 55+ communities in Sarasota actually restricted to people over 55?

The federal floor is that at least 80 percent of occupied units must have one resident aged 55 or older, under 24 CFR 100.305. Most associations here write their declarations tighter, requiring a qualifying occupant in every unit. The recorded declaration governs, not the sales office.

Is Del Webb Sarasota in Sarasota?

There is no community named Del Webb Sarasota. Del Webb groups its regional communities on a Sarasota market page, and as of August 2026 every one of them still selling new homes sits in Manatee County: Catalina in Lakewood Ranch, plus Bayview, Sunchase and Explore at North River Ranch in Parrish. The one Del Webb-built community inside Sarasota County is Cypress Falls at The Woodlands in North Port, which is resale only.

Is Esplanade at Lakewood Ranch a 55+ community?

No. Esplanade at Lakewood Ranch carries no age restriction, and its community data showed exactly that in August 2026. Taylor Morrison markets the Esplanade brand heavily to active adults, but the Sarasota-area Esplanades, including Esplanade on Palmer Ranch, are open to buyers of any age.

Can my grandchildren stay with me in a 55+ community?

Visiting is almost always permitted; permanent residence usually is not. Associations set caps on guest days, often measured per year or per consecutive stay, and a minimum age for anyone living there full time. Those numbers are in the recorded rules and vary by community.

What is a CDD fee, and do Sarasota 55 communities have one?

A CDD is a special-purpose government under Chapter 190 of the Florida Statutes that borrowed to build the community’s infrastructure and repays through assessments on your county tax bill. Newer communities around Wellen Park and Lakewood Ranch typically have one; older Sarasota villa communities do not.

What are the most affordable retirement communities in Sarasota?

The least expensive age-restricted options are older villa and condominium associations and land-lease manufactured-home communities. In August 2026, 55places listed Strathmore Riverside Villas, Lake Tippecanoe, Glen Oaks Ridge, Bayshore on The Lake and Tallywood in the $100,000s to $200,000s band.

Can a spouse under 55 live in a 55+ community?

Often, but never automatically. Federal rules leave up to 20 percent of occupied units without a qualifying resident, and some associations use that room for younger spouses. Others require an occupant aged 55 or older in every unit. Check the declaration before making an offer.

Do 55+ communities in Sarasota allow rentals?

Most restrict them. Typical limits are a minimum lease term, a cap on leases per year, and a waiting period after purchase before renting is allowed at all. If buying now and renting until retirement is the plan, confirm the rule in writing first.
